Target Marketing Resulted in Two Sales that Maximized Value in an Efficient and Hassle-Free Disposition Through Parcelization at a New Grocery Anchored Development
When a prominent developer acquired the corner of Constitution and Marksheffel in Colorado Springs, the property consisted of raw land and a developer’s vision. The developer sold King Soopers the anchor space to build a new 123,000 square foot grocery store and then developed a multi-tenant strip center and single-tenant build-to-suits on the outparcels. We then assisted the developer in the disposition of the strip center by locating an out-of-state private capital investor and subsequently sold the net-leased outparcel to an out-of-state 1031 exchange passive investor.
